Located in McLean, Virginia, a planned luxury midrise called The Signet, located at 6900 Fleetwood Road, is designed to raise the bar on condominium living in close proximity to several major job centers such as Washington, DC, and Northern Virginia’s burgeoning Tysons Corner and Arlington County. The classical seven-story red brick façade will reflect the Jeffersonian architectural legacy of the national capital region and set a new standard for design in McLean. It also will add pedestrian amenities to the downtown area in the form of 5,000 square feet of ground-floor retail, a restaurant with sidewalk café seating and eight levels of adjacent office space.
The Signet will offer 123 residences for sale, ranging in size from 1,200 to 2,300 square feet and optional accessory residences with an additional 850 square feet. A sophisticated lobby space with concierge service will welcome residents home, regardless of whether they access The Signet from the street or via the secure 458 underground parking spaces supporting the housing, retail and commercial offices. An additional 57 surface spaces will be available for visitors and users of the public amenities.
Each residence will have its own unique floor plan, but all are designed to maximize daylight and create a sense of airy brightness. Functional balconies with French doors will allow residents to experience the outdoors from the privacy of their home. Energy-efficient materials will ensure comfort from extreme climate conditions and reduced resource consumption. The project is targeting LEED Silver certification.
Amenities planned for the project include a club room with a kitchen, a fitness center with sauna and steam rooms, and a courtyard with attractively landscaped social areas. The Signet will be boundaried by small parks on the northwest, northeast and southwest perimeters of the building, on both Fleetwood and Elm Streets. The landscaping will enhance the curb appeal of the site and include pleasant pedestrian pathways. In keeping with the philosophy of developer The JBG Companies, the site will be enriched with public art to express the unique character of the neighborhood.
