The Mosaic District

Project Description

Mosaic is a LEED Silver-certified urban neighborhood developed by Edens in Fairfax County, Virginia. The 1.9 million-square-foot development features best-in-class national and local retail; over 1,000 residential units; a 148-room boutique hotel; Class-A office space; 4,000 parking spaces; two parks; and additional open space for neighborhood festivals, performances, and gatherings.

Dyal and Partners (now Dyal Branding & Graphics, A Page Company) provided overall visioning; identity development; wayfinding, environmental graphics, placemaking elements, and storefront design; and established retail design criteria. The overarching mission was to create a comprehensive design vocabulary that could extend seamlessly into all aspects of the project.

To help create the desired organic – and authentic – urban environment, Dyal Branding & Graphics created and branded distinct character districts within the development. These districts were intended to enrich and diversify the environment; provide opportunity for branding placemaking and, subsequently, wayfinding; and help refine and inform the leasing vision regarding what complements and influences the architecture in certain areas.
