Mosaic is a LEED Silver-certified urban neighborhood developed by Edens in Fairfax County, Virginia. The 1.9 million-square-foot development features best-in-class national and local retail; over 1,000 residential units; a 148-room boutique hotel; Class-A office space; 4,000 parking spaces; two parks; and additional open space for neighborhood festivals, performances, and gatherings.
Dyal and Partners (now Dyal Branding & Graphics, A Page Company) provided overall visioning; identity development; wayfinding, environmental graphics, placemaking elements, and storefront design; and established retail design criteria. The overarching mission was to create a comprehensive design vocabulary that could extend seamlessly into all aspects of the project.
To help create the desired organic – and authentic – urban environment, Dyal Branding & Graphics created and branded distinct character districts within the development. These districts were intended to enrich and diversify the environment; provide opportunity for branding placemaking and, subsequently, wayfinding; and help refine and inform the leasing vision regarding what complements and influences the architecture in certain areas.
Edens’ relentless commitment to hand-picking suitable retailers has resulted in a rich and varied tenant mix. Dyal Branding & Graphics worked within individual tenant’s brand guidelines to design specialty, custom storefronts for their Mosaic locations. The team also established retail design criteria to ensure that the stores and signage of future tenants complement the architecture and overall aesthetic of the development.
As part of the project team, Dyal Branding & Graphics received an Outstanding Neighborhood or Small Area Plan award from the American Planning Association for “a plan developed for a sub-area of a community that advances the art and science of planning.” Mosaic also won a 2013 ICSC Gold Design and Gold Sustainable Design Award, with Dyal recognized as Design Architect for the project.
